For the first time in three years according to the 12th annual Ragatz
Associates “Shared Ownership Resort Real Estate Industry in North
America” report. The report looked at 305 fractional ownership projects
and private residence clubs and six destination clubs. A total of 98 of
the properties made sales and overall sales reached $552 million last
year, which is a 4.2 percent increase from the previous year. It’s

The Truth About Selling A Timeshare
When it comes to selling a timeshare there a few things you need to know.
1. The first thing is, you are selling on a resale market you have to set a price that is fair. You also have to understand that in most cases you won't get what you paid for it. Some resorts hold there value, and in some cases you can make a little profit points based resorts like Wyndham and Bluegreen for example generally do well.
2. Contrary to popular belief timeshares are selling, a recent study suggests that 81% of owners do enjoy there timeshare, and 41% of those people will buy more. It also shows that they wont pay resort prices when they do. They know they can save on the resale market.
3. This is a big one it will cost money to find a buyer for a timeshare. You will have to advertise it to sell it. There will be fees associated, just like if you wanted to sell your car, or advertise a job opening, your local newspaper will not let you place an ad and then collect there fees after you get results.
4. Timeshares are not Real Estate, which is why the fees are collected upfront. You can't go to your timeshare grab a couch and leave, you will never find a For Sale By Owner sign in front of any of the rooms, and you won't get any of the insurance money if the timeshare is washed away in a flood.
The only people that would be able to sell them on a commission basis would be Real Estate Brokers, and they understand that they would put more into advertising it, then they would get for a commission.
5. There are two things to look for when selecting a company to re sell your timeshare. The first is the methods they use, alot of people feel slighted when they pay a company to sell a timeshare and don't get results, and that reaction is understood. The truth is in most cases all you payed for was an internet listing which wont get the job done. Type the words timeshare, or timeshare resale into a search bar you will see what I am talking about. Use a company that provides many resources and methods. The more options they provide the better chance you have of selling. And secondly hire a company that has a little experience. A company that has been around for a while. Because just like anything else in life experience is key.

Happy Thanksgiving
Happy Thanksgiving to everyone. Enjoy it tomorrow the real fun begins Christmas Season is upon us, the shopping (some people I know start at 4 A.M.). And the ones camping out that's dedication. You have to save money when you can especially this time of year. It is a great time of year, the lights, the family get together's, the spirit, a chance to relax, and the tree (some of us can get a real one this year). It is about family catching up, even with the ones we don't admit to in a public setting yes we all have those. It is about relaxing and reflecting, getting away from the 70 hour work weeks and spending time with those that appreciate us, and sometimes embarrass us (we love them anyway), besides there is plenty of time for us to avoid them the rest of the year. So just relax today watch some football, do some catching up, enjoy your family.

A very helpful overview of current buyers and owners was revealed in the Shared Resort Real Estate Ownership 2012: A Market Perspective.
This report covers a survey conducted by MMGY Global, involving 810 active leisure travelers who are considered to be a nationally representative sampling, and who met specific criteria regarding age and annual household income. The survey was conducted during this past June and July (2012). Among those surveyed, the average minimum annual household income was $50,000; they were between the ages of 25 and 64, and had traveled at least once for leisure purposes this past year, staying overnight, and going 75 miles or more from their home.
Peter C. Yesawich, Ph.D., vice chairman of MMGY Global said this of the report, “The implications suggest that the preferred product offerings and services will continue to evolve with the shifting social values of today’s leisure travelers. The results also reveal that the concept of shared ownership aligns well with marketplace trends, which bodes well for continued industry growth.”

Sell Your Timeshare
The Resale Market is growing, people that own realize if they want to buy more, they dont have to pay resort prices. And contrary to belief a recent survey shows that 81% of people love there timeshare, and 41% plan on purchasing more.
Finding a buyer will take some work, but it is very possible. There are a few things to remember. First you wont get resort price. Second location is important, you wont get the same amount for a timeshare in Cleveland for example, as you will for one in Florida. Third you won't get a check overnight for the timeshare.
And finally exposure, and expertize matter, alot of companies rely solely on the internet to find buyers, and website is nice to have, but it won't sell a timeshare. We rely on selling it the way you bought it, we call people that own in your resort present them with the opportunity to purchase yours. It the way you bought it, a salesman or woman. And we find it is the most effective way to sell.
If you are looking to sell, transfer, auction, donate, or even buy more look us up.

Relax
Monday morning time to start the week again, the rush to get ready, get the kids to school, and then put in what seems like an eighty hour week. The annoying co-worker, the boss that is half your age, everyone has to do it, as I tell my kids welcome to the really, real world. Bills have to be paid, food has to be bought, and there is college tuition, and the rising price of gas, so many responsibilities. The real world is a persistent place.
But today is different, there is no rush, there is no half your age boss, and no annoying co worker.
what there is, is your family and a beach. (unless you prefer to ski) There is no rush, or thoughts of college tuition, there is room service and, and maybe some golf, fishing, or just relaxing on the beach. As a matter of fact the rest of your week looks like that. Nothing to do, but whatever you want to. Sounds good to me.
And to top it all off, you are in a beautiful, five star resort, not a stuffy hotel room. Timesharing makes this possible on any budget, no matter what your preference the beach or skiing. The timeshare resale market is going strong, why go to Wyndham, or Marriott, and pay three times as much?
Timesharing used to be a method of vacation, that only a few could afford. But now everyone can, no more cramped accomadations, no more hoping you get the suite you wanted, no more I hope to get a better spot next year, this your time and you deserve to enjoy it.
All you should really be focused on is the beach or the snow. Check or inventory, if we don't have what you are looking for we can find, let us get you started.
Remember to have some fun, because on Monday it is back to the real world like I said, it is persistent

Time sharing makes this possible. And this isn't the we are stuck in one unit timeshare, the concept has changed, and the possibilities are endless. more resorts are becoming points based. And the ones that aren't will be.
Points offer flexibility, you can exchange thru networks, such as Interval International, and RCI.
Some resorts, like Wyndham, Blugreen, Marriot, and many others offer points, which can be used at resort thru there network, it offers a lot of flexibility, both as to where you can go, and when.
